Hello Everybody!  Here are the sales numbers for the Greater Albuquerque Area June 2012.  Pending sales for single-family detached homes rose 12.10% from 2011.  June 2012 was the third month this year that pending sales exceeded 1,000.  This is great news for all of us homeowners waiting for a market recovery.  The average and median sales prices did show positive increases from the previous year, so the worst may be behind us.  There was recently an interesting Wall Street Journal article discussing the housing recovery.  Here is the link if you haven’t read it.  http://online.wsj.com/article/SB10001424052702303644004577520414196790098.html

Hello!  Here is the May 2011 detached home sales report.  The median sales price for single-family detached homes rose 6.06% from May 2011, and is back to 2010 levels.  Home sales for single-family detached homes jumped 16.61% from the previous year, and pending sales in May 2012 were at their highest May level since 2007.  It’s a great time to buy a home in Albuquerque.  Give me a call today!  505-720-1736

Hello!  I know it’s been several months since I’ve posted sales figures for detached home sales in the Albuquerque metro area, but I’m back!  Here are the numbers for April 2012.  The median sales price for single-family detached homes rose 5.92% from April 2011.  Home sales for single-family detached homes increased 6.53% from 2011.  These numbers are great new for homeowners in the Albuquerque area, and hopefully signal an end to the housing slump we’ve experienced during the last several years.  Freddie Mac reported today (May 31^st) that the average rate on the 30-year mortgage fell to 3.75%, and the 15-year mortgage dropped to 2.97%!  If you have been sitting on the fence waiting for the right time to purchase your first home OR another investment property – NOW is the time!  Give me a call today!!

Hello and Happy New Year!  Here is the December 2011 detached home sales breakdown:  Single-family detached home sales rose 6.3% from November 2011, and had a 3.6% increase from the previous year.  Pending home sales in December 2011 increased 11.48% from the previous year and was the highest December month of pending sales since 2006.  Also, the active listing inventory of homes for sale was at the lowest level since July 2006.  All of this news, combined with record low interest rates, could stimulate more buyer interest and help drive home prices upward.  Please give me a call if you’ve been thinking about buying or selling your home.  I wish everyone a safe a prosperous 2012!

The September 2011 detached home sales report is out, and here is a breakdown of the numbers.  Albuquerque saw detached home sales increase 7.93 percent from the previous year!  The sales volume increase carried over from the summer, and this continues to help decrease the inventory in Albuquerque.  The median sales price for detached home sales in September increased 4.7 percent, from last month, to $171,500.  Pending home sales for single-family detached homes increased 23.14 percent from the previous year. Overall, the numbers appear to indicate the housing market in Albuquerque has become more stabilized.  Hopefully the winter months will continue to see an increase in sales from previous years, so we can all see an increase in property values.
